NSA leverages the benefits of national scale by integrating multiple experienced regional self storage operators with local operational focus and expertise in addition to its 900+ team members who provide corporate support and manage operations of over half of our portfolio.

Purpose:

The Pricing Analyst will be engaged in all aspects of NSA’s strategic Revenue Management program with a focus on a select group of markets within NSA’s portfolio. This is an ideal role for an individual who genuinely enjoys analytical concepts and collaborating with team members. The Analyst position is a high impact role and a great opportunity for the candidate to learn and develop their analytical skillset in a growing, open-minded company.

Reports to: Pricing Strategist

Duties and Responsibilities:

  • Become an expert in local storage markets by keeping up to date with seasonal trends, property details, new supply, and changes to competitor pricing.
  • Use revenue management and business intelligence tools to perform regular reviews of pricing across assigned markets to make continuous changes.
  • Develop relationships and communication protocols with corporate & field staff, ranging from store managers to senior leadership.
  • Maintain detailed notes of all pricing actions and document anecdotal findings regarding specific store locations and markets, noting operational trends, unique store characteristics, competitors, and seasonal influences.
  • Analyze historical pricing, operational and financial data to improve our revenue management models by providing feedback to our data science and marketing teams.
  • Actively search for improvements and define requirements for internal revenue management applications and QA test new implementations.

Required Competencies:

  • Ability to deep dive and do a full analysis of current situation.
  • Data driven mindset with ability to back up decisions with quantitative reasoning.
  • Has a positive and upbeat personality throughout the customer acquisitions team and NSA in general.
  • Excellent oral, written, and interpersonal Will need to be able to present ideas and results confidently to peers and management.
  • Desire and capability to independently create, validate, present new ideas, never settling for the status quo.
  • Technical interest or knowledge on data and reporting.

Education and Experience:

  • Bachelor’s degree in a quantitative discipline or up to 2 years work experience in a similar Previous Pricing or Revenue Management experience a plus.
  • Familiarity or technical aptitude to learn query languages, business intelligence and visualization tools (SQL, Tableau, PowerBI, etc.)
  • Advanced user of Excel, able to import and analyze large data sets.
  • Must be able to work in Lone Tree office with flexible work from home arrangements as determined by manager.

Travel: Limited travel determined by needs of business. 

Salary Range: $48,000 – $56,000

FLSA Status: Exempt

Working Conditions and Physical Demands: 

  • Works in an indoor office.
  • Use of office equipment and computers.
  • Occasional lifting of supplies and materials from time to time.
  • Positions in this class typically include extended sedentary positions, talking, hearing, seeing, grasping, movement and repetitive motions.
