Job Summary: The Acquisitions Specialist will be engaged in all aspects of National Storage Affiliate’s strategic Acquisitions team with a specific focus on maintaining and improving current acquisitions processes. This is an ideal role for an individual who has an extremely high attention for detail, is highly organized, possesses strong Excel abilities, demonstrates work ethic and collaborates well with team members. The Analyst position is a high impact role and a great opportunity for the candidate to learn and develop their analytical skillset in a growing, open-minded company. As a key member of the Acquisitions Team, the individual will:

  • Advocate sound financial/business decision making; demonstrate honesty/integrity; lead by example
  • Create and maintain complex financial models
  • Become an expert in the self-storage industry
  • Provide analytical support to improve underwriting accuracy and efficiency
  • Utilize in-house and third-party applications to evaluate and track acquisition opportunities
  • Maintain our internal acquisitions database to track potential leads and manage deals through the acquisition underwriting and closing process
  • Assist in the due diligence process, including helping with the project management of identifying required items, tracking progress and ensuring completion within deadlines
  • Engage with self-storage brokers to gather information and source new deals
  • Collaborate with Data Science, Revenue Management, Marketing, FP&A, Operations and Partnered Regional Operator (PROs)
  • Help in the creation, management and presentation of investment memorandums to our Investment Committee and Board of Directors
  • Accurately and efficiently gather and organize supporting data for underwriting and due diligence
  • Establish communication with real estate brokers, property owners, and third-party management companies to build an acquisition pipeline of both on market and off market deals
  • Show flexibility and willingness to take on additional responsibilities outside of the standard job description for this role

Pre-Requisites:

  • Background in cash flow modeling; within real estate is a strong plus
  • Ability to interpret and review Financial Statements, Management Summaries, Purchase Agreements, Appraisals, Tax Forms and Title Documentation
  • Ability to manage priorities and multi-task in a fast-paced environment
  • Strong analytical and data driven decision-making skills
  • Highly motivated team player with a strong work ethic and ability to work autonomously; must be willing to adjust work schedule depending on deal load, which can include working beyond traditional business hours as needed
  • Excellent oral, written, interpersonal, presentation and organizational skills
  • Able to independently create, validate, present and implement ideas
  • Natural intellectual curiosity
  • Self-starter - able to learn quickly and apply teachings independently
  • Trustworthy in the ability to handle sensitive information regarding acquisition activity and maintain extreme discretion
  • Strong work ethic – willingness to work beyond traditional business hours when needed to meet deadlines or manage deal flow

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required:

  • Bachelor’s degree from a four-year accredited university or college in a related discipline (operations research, statistics, business, mathematics, engineering, economics or finance)
  • Advanced user of MS Office applications (especially Excel)
  • Prior experience in self-storage or acquisitions is heavily preferred
  • Experience with Tableau is highly preferred
  • Familiarity with SQL and MySQL or willingness to learn is highly preferred
  • 1-3 years of work experience

SALARY: $60,000 – $65,000 annual salary range

FLSA Status: Exempt
